Site & Foundation As-Built

10x12 Gable Shed — 222 Gibson St SE, Atlanta · The permanent record of what is under the building, and the measurement rule that governs everything set on it.

Orientation

Door wall = south. Windows = west wall. East wall is windowless against the fence; fence also runs along the north. The yard falls away to the west; the neighbor is uphill beyond the south side.

Building outline

120" × 144", centered on the 12'×14' pad — a 12" gravel margin all around.

⚠ The measurement rule

State and check every skid and block placement three ways.

x,y from the timber walls is for layout only and is approximate — the perimeter is not exact to the fraction.

The arbiters are outside-edge-to-outside-edge AND inside-edge-to-inside-edge, both measured with a tape. The two differ by exactly twice the member width — if they disagree, the member is not the size you think it is.

Member-to-member always wins over wall-measure.

This rule earned its keep twice: it caught the skids being laid 4" wide instead of 5½", and it caught the cross-pad numbers having been computed on nominal 16" blocks when the real ones are 15⅝". See Base & Deck — measuring from the frame for the deck-stage version.

Drainage — as-built July 20, 2026

Supersedes the earlier E-toe + S-toe route. Clay cut faces run along N and E.

Oak root — protected

Runs W→E across mid-pad, meeting the east wall about halfway along. Never cut, never load. Clean stone bridges over it; the northern half of the pad drains across it to the collector.

The tree is estimated to have under ten years left. The foundation was deliberately laid out so the root is spanned, not built on — block station 2 sits north of it. If the tree comes down and the root decays, nothing settles.

Conduit sleeve — as-built July 21, 2026

2" gray electrical PVC, future-proofing only, ~5–6 ft. From ~18" below yard grade just outside the south perimeter (east of the ramp zone), long-sweep 90 up to a capped riser standing 18–20" above the pad at the SE stub point.

Recorded: pull string in place, photos with a tape measure in frame, physical marker over the outside cap.

Sizing rationale: 1" would suffice for a 60A future feeder; 2" is luxury and cost almost nothing to oversize while the trench was open. One circuit later = no subpanel needed (the switch is the disconnect). Two or more circuits = feeder + subpanel + ground rod.

4x6 timber support wall

Rebar-pinned. Every pin is to be marked — paint plus a photo map — because they are invisible once the courses close and a saw or a drill will find one eventually.

Penetrations planned before sections closed: conduit under the south course; drain exit at the SW lip. Both clear of pins and joints.
